More Space Than Newport Beach: A Smart Coastal OC Comparison

Quick answer

Huntington Beach is the clearest answer. The detached single family median there is $1,649,500 (226 sales, 90 days ending 2026-09-30, CRMLS), versus $4,550,000 in Newport Beach (99 sales, 90 days ending 2026-08-25, CRMLS). Typical HB lots run around 6,000 square feet. About 87 percent of detached homes carry no HOA fee, and inventory sat near one month of supply in mid-2026.

  • Huntington Beach detached single family median is $1,649,500 versus $4,550,000 in Newport Beach, both from CRMLS
  • Median lot size in Huntington Beach is about 6,038 square feet on a detached home
  • About 87 percent of Huntington Beach detached homes carry no HOA fee
  • Huntington Beach inventory was near one month of supply in mid-2026, so good homes move fast

You are looking at coastal Orange County from the outside, comparing cities, and trying to figure out where your budget actually goes. Newport Beach keeps coming up in searches, but the numbers stop you cold. The detached single family median there is $4,550,000 (99 sales, 90 days ending 2026-08-25, CRMLS).

That is a real number, not a fluke. Huntington Beach, just up the coast, tells a different story. Gantry Wilson has served Huntington Beach and Orange County since 2004. This piece gives you the honest comparison, neighborhood by neighborhood, so you can make a real decision.

What the price gap actually means in square footage

The Newport Beach detached single family median of $4,550,000 buys a median of roughly 2,894 square feet on a waterfront lot that averages just over 3,000 square feet, based on Newport Beach waterfront CRMLS data. Off the water, Newport Beach lots are often smaller than buyers expect for the price.

The land itself is where most of the money goes.

Huntington Beach detached homes hit a median of $1,649,500 (226 sales, 90 days ending 2026-09-30, CRMLS) with a median of 2,067 square feet and a 6,038-square-foot lot. You are getting a larger yard for roughly one-third the price. That math is the core of the more space than Newport Beach argument.

The county-wide detached single family median is $1,485,000 (3,204 sales, 90 days ending 2026-08-25, CRMLS) at a median of 2,096 square feet. Huntington Beach sits just above that county line, but it is coastal, and the lot sizes hold up well compared with inland alternatives at similar prices.

Buyers in the $1M to $2M range find the most options in Huntington Beach’s interior and south-side neighborhoods. Buyers in the $2M to $4M range have real choices in Huntington Harbour, the Seacliff area, Brightwater, and Downtown.

That spread is what makes HB worth a serious look for a relocation buyer comparing coastal cities.

City Detached SF Median Median Lot (sqft)
Newport Beach $4,550,000 ~3,068 (waterfront)
Huntington Beach $1,649,500 6,038
Orange County $1,485,000 6,754
Seal Beach $1,750,000 not reported

More space than Newport Beach: how Huntington Beach neighborhoods stack up

Huntington Beach is not one neighborhood. It is a city of about 200,000 people with distinct pockets that price and feel very differently. Knowing which pocket fits your budget and your priorities is the whole game.

The northwest interior, zip 92647, is the entry point. The detached single family median there is $1,245,000 (47 sales, 90 days ending 2026-09-30, CRMLS) on a 6,110-square-foot lot. These are 1960s and 1970s tract homes. Almost none carry an HOA.

If your budget is closer to $1M to $1.5M and you want a detached home with a real yard, this is where to start.

South Huntington Beach, roughly the 92646 zip, runs from Beach Boulevard to the Santa Ana River trail. The detached median there is $1,591,000 (82 sales, 90 days ending 2026-09-30, CRMLS) on a 6,054-square-foot lot. Homes sold at 100 percent of original list price in that window, which tells you demand is steady.

Only about 9 percent carry an HOA.

The Seacliff area, which includes Old Seacliff, Edwards Hill, and several planned communities north to Ellis Avenue, has a detached median of $2,858,150 (53 sales, 12 months ending 2026-09-30, CRMLS) on a 7,000-square-foot lot. About 79 percent of homes there carry an HOA, with a median fee around $295 a month.

That is the tradeoff for larger lots and more recent construction.

Downtown Huntington Beach, covering the numbered streets, Old Town, and nearby blocks, has a detached median of $2,110,000 (62 sales, 6 months ending 2026-09-30, CRMLS) on lots that average under 3,000 square feet. You are buying proximity to the pier and Main Street, not yard space.

Detached homes in the Downtown numbered streets averaged 35 days on market in the same period, the slowest of any HB sub-area tracked. Almost no HOAs exist here.

Huntington Harbour sits in the northwest corner of the city, bordering Seal Beach and Sunset Beach. The all-detached median across the Harbour is $3,150,000 (66 sales, 12 months ending 2026-09-30, CRMLS). Waterfront homes with private docks or bay views hit about $4,000,000 on the same measure.

Interior Harbour homes, no dock and no water view, come in around $2,070,000. That interior number is where buyers find the most space per dollar in the Harbour.

HOA burden: the hidden cost comparison

One of the clearest advantages Huntington Beach holds over many coastal cities is its low HOA rate on detached homes. About 87 percent of detached single family closings in HB carry no HOA, based on CRMLS data through September 2026.

That means no monthly fee, no CC&R review before you close, and no board approval process.

Only about 10 percent of Huntington Beach homes overall carry an HOA, and those are mostly condos and townhomes. For a buyer focused on detached homes, the odds of landing in an HOA-free property are strong across most of the city.

The exception is the Seacliff area, where about 79 percent of detached homes carry an HOA. Brightwater, on the Bolsa Chica bluff, runs about 75 percent HOA with a median fee around $413 a month. If you want to avoid HOA fees entirely, the northwest interior and South Huntington Beach are your clearest paths.

HOA review adds time to escrow. When a condo or townhome has an HOA, the buyer’s lender and the HOA both need to exchange documents, and that process can add days or weeks to a standard 30-day close. On a detached home with no HOA in Huntington Beach, that layer simply does not exist.

Newport Beach has a higher concentration of planned communities and gated tracts, many of which carry HOA fees. The comparison is not just about purchase price. Monthly carry, including property tax at about 1.25 percent of assessed value plus any HOA fee, shapes the real cost of ownership.

Run both numbers before you commit to a city.

How fast the market moves, and what that means for your timeline

Huntington Beach inventory was near one month of supply in mid-2026. That is a tight market. One month of supply means that if no new listings came on, everything available would be under contract within about 30 days. Buyers who are not pre-approved and ready to move quickly will lose homes.

The county-wide expected market time was 99 days in mid-August 2026, meaning the average Orange County home takes about three months from list to contract. Huntington Beach moves faster than that county average.

Detached homes in South Huntington Beach were averaging just 12 days on market in the most recent 90-day window.

Orange County condos were running 114 days expected market time in mid-August 2026. That is a meaningful contrast with detached homes. If you are considering a condo or townhome as a way into the coastal market, expect a slower-moving pool of inventory but also more negotiating room.

Escrow in Huntington Beach typically closes in about 30 days or less after opening. That is a fast transaction cycle. If you are selling a home in another state and coordinating a move, that 30-day window is the number to build your logistics around. It does not leave much slack.

For a buyer planning a move 6 to 18 months out, the right use of that time is getting pre-approved, understanding which HB neighborhoods fit your budget, and watching the market actively for at least 60 to 90 days before you write an offer. A short-term rental bridge can help if your timing is uncertain.

Sunset Beach and Huntington Harbour: the premium coastal options inside HB

Sunset Beach is a beachfront community inside Huntington Beach city limits. The 36-month detached median there is $3,600,000 (19 sales, 36 months ending 2026-09-30, CRMLS) on lots that average about 2,614 square feet. These are narrow oceanfront and near-ocean lots.

The 12-month figure is higher but rests on only 5 sales, so the 36-month window is the more reliable read.

Huntington Harbour is five man-made islands plus mainland, developed primarily in the 1960s and 1970s on dredged coastal channels. Many homes have private docks, side ties, or seawall frontage. The channels connect to the Pacific Ocean via Sunset Aquatic Park.

For a buyer who wants boating access without Newport Beach prices, the Harbour is the most direct comparison.

Waterfront Harbour homes hit about $4,000,000 (39 sales, 12 months ending 2026-09-30, CRMLS) with a median of 3,790 square feet. That is a larger home than most Newport Beach waterfront properties at a meaningfully lower price per square foot.

Interior Harbour homes, no dock and no water view, come in around $2,070,000 with a median of 2,571 square feet.

About 33 percent of Huntington Harbour detached homes carry an HOA, with a median fee around $337 a month. That is lower than many buyers expect. The gated Coral Cay tract is one of the few fully gated communities in the Harbour. Most of the islands are open public streets.

Brightwater sits on the Bolsa Chica bluff, separate from the Seacliff area. Its detached median is $2,750,000 (16 sales, 12 months ending 2026-09-30, CRMLS) with a median of 3,360 square feet. About 75 percent of Brightwater homes carry an HOA at a median of $413 a month.

It is a newer community with larger floor plans than most of HB.

The decision math: what your budget actually buys city by city

If your budget is $1.5M to $2M and you want a detached home with a real yard near the coast, Huntington Beach is the clearest fit among Orange County coastal cities. Newport Beach at $4,550,000 median is simply a different market.

Seal Beach at $1,750,000 median (27 sales, 90 days ending 2026-08-25, CRMLS) is close in price but has far fewer detached homes trading at any given time.

At $2M to $3M, you have real options in Huntington Harbour’s interior, the Seacliff area, and Downtown. Each of those pockets has a different HOA profile and a different lot-size story. Seacliff gives you the largest lots in that range. Downtown gives you the smallest lots but the most walkability to the beach.

At $3M to $4M, Huntington Harbour waterfront and Brightwater are the primary options inside HB. Both sit below Newport Beach’s median. A buyer at $3.5M in Newport Beach is below the city median and competing for the lower end of that market. The same budget in Huntington Harbour puts you near the waterfront median.

Property tax runs about 1.25 percent of assessed value across most of Huntington Beach, which includes the 1 percent base rate plus local add-ons. Some newer planned communities carry Mello-Roos assessments on top of that.

Ask specifically about Mello-Roos before you write an offer on any home built after the mid-1980s. If you have questions about how a purchase affects your tax picture, confirm the specifics with your CPA or tax advisor.

The honest downside of Huntington Beach is that it is not Newport Beach. The harbor is smaller. The retail and restaurant density near the water is different.

If the Newport Beach lifestyle, specifically the Back Bay, Balboa Island, or the Fashion Island area, is what you are after, no amount of price math will make HB feel like a substitute. Know what you are actually buying before you commit.

Transaction mechanics: what to expect when you buy in Huntington Beach

Escrow in Huntington Beach typically closes in about 30 days or less after opening. That is the standard expectation for a detached home with conventional financing and no HOA document review. Cash transactions can close faster. Jumbo loans sometimes add a few days depending on the lender’s underwriting queue.

On a detached home with no HOA, the transaction is relatively clean. You have the inspection period, the appraisal if you are financing, and the title and escrow process. There is no HOA package to order, no management company to coordinate with, and no board approval to wait on.

That simplicity is one of the underrated advantages of buying a detached home in HB.

If you are buying a condo or townhome with an HOA, budget extra time. The HOA document review period is a buyer right under California law, and it adds a layer of coordination that a detached purchase does not have.

The county-wide condo expected market time of 114 days in mid-August 2026 reflects that slower pace in part.

For a relocation buyer coordinating a sale in another market, the 30-day escrow window is tight. One option is a short-term rental in Orange County before you buy, which gives you time to watch neighborhoods in person and write an offer without a contingency tied to your departure city.

That approach has real costs but also real advantages in a low-inventory market.

If you are selling a home elsewhere and need to coordinate timing, the piece on selling and buying at the same time covers the mechanics of that in detail. The short version is that a contingent offer is harder to get accepted in a tight market, and a bridge loan or rental gap is often the cleaner path.

What to do in the next 6 to 18 months

Start with the numbers you can control. Get pre-approved for the actual loan amount you qualify for, not an estimate. In a market where Huntington Beach inventory sits near one month of supply, a pre-approval letter is the minimum entry requirement. Without it, you will not be taken seriously on a competitive offer.

Spend 60 to 90 days watching active listings in the HB neighborhoods that fit your budget. Look at what sells, what sits, and what comes back on the market. That pattern tells you more about real demand than any median figure. The median is a starting point, not a shopping guide.

Visit in person if you can. Huntington Beach has distinct feels by neighborhood. The northwest interior is quieter and more suburban. South Huntington Beach is closer to the beach and the Santa Ana River trail. Downtown is walkable and dense. Huntington Harbour is water-oriented.

No amount of remote research replaces a Saturday afternoon driving each area.

If your move is 12 to 18 months out, consider whether renting in Orange County for 6 to 12 months before buying makes sense for your situation. It removes the pressure of a cross-country close and gives you time to learn the market from inside it.

The tradeoff is rent cost and the possibility that prices move during that window.

The honest read on Huntington Beach is that it is a real coastal city with real tradeoffs. It is not a consolation prize for buyers who could not afford Newport Beach. It is a different place with different strengths.

If more space, lower HOA burden, and a faster transaction cycle matter to you, HB deserves a serious look on its own terms.

Questions clients ask about more space than Newport Beach

How does the Huntington Beach detached home median compare with Newport Beach?

The detached single family median in Huntington Beach is $1,649,500 (226 sales, 90 days ending 2026-09-30, CRMLS). Newport Beach sits at $4,550,000 on the same measure (99 sales, 90 days ending 2026-08-25, CRMLS). That is a gap of roughly $2.9 million. Both figures are detached single family only. Blended medians that include condos and townhomes will show lower numbers on portals, but those figures mix different product types and are not a useful comparison for a buyer focused on detached homes.

Do most Huntington Beach detached homes have an HOA?

No. About 87 percent of detached single family closings in Huntington Beach carry no HOA, based on CRMLS data through September 2026. The exceptions are concentrated in specific areas: the Seacliff area runs about 79 percent HOA, Brightwater about 75 percent, and Huntington Harbour about 33 percent. The northwest interior and South Huntington Beach have very low HOA rates, often under 10 percent. If avoiding a monthly HOA fee is a priority, those two areas are the clearest options.

How long does escrow take in Huntington Beach?

Escrow in Huntington Beach typically closes in about 30 days or less after opening. That is the standard for a detached home with conventional or jumbo financing and no HOA document review. Cash transactions can close faster. If you are buying a condo or townhome with an HOA, the document review period adds time. Plan your logistics around a 30-day close for a detached purchase, and build in a buffer if your financing or departure-city sale has any complexity.

What is the price range in Huntington Harbour compared with Newport Beach waterfront?

Huntington Harbour waterfront detached homes, meaning homes with a private dock, boat slip, or clear harbor view, hit a median of about $4,000,000 (39 sales, 12 months ending 2026-09-30, CRMLS) with a median of 3,790 square feet. Newport Beach waterfront detached homes ran a median of $8,575,000 (54 sales, 12 months ending 2026-08-25, CRMLS) at a median of 2,894 square feet. Huntington Harbour interior homes, no dock and no water view, come in around $2,070,000 with more square footage than most Newport Beach waterfront properties.

How tight is the Huntington Beach market right now?

Huntington Beach inventory was near one month of supply in mid-2026. That is a tight market by any measure. For context, the county-wide expected market time was 99 days in mid-August 2026, meaning the average Orange County home takes about three months from list to contract. Huntington Beach moves faster than that average. South Huntington Beach detached homes were averaging 12 days on market in the most recent 90-day window. Buyers need to be pre-approved and ready to move quickly when a home fits.

Should I rent in Orange County before buying, or buy right away?

That depends on your timeline and risk tolerance. If your move is 6 to 12 months out and you are not yet familiar with specific Huntington Beach neighborhoods, a short-term rental gives you time to watch the market from inside it and write a cleaner offer without a contingency tied to another city. The tradeoff is rent cost and the possibility that prices move while you wait. If you have questions about how a purchase or sale affects your tax situation, confirm the specifics with your CPA or tax advisor before you commit to a structure.
