Most people who ask me how much it costs to buy a home in Huntington Beach have already looked at a portal and seen a number around $1.35 million. That number is real, but it is a blend of condos, townhomes, and houses. If you want a detached house with a yard, the number you should plan around is $1,625,000, and the range around it is wide enough that where you buy matters more than when.
I have personally sold more than 300 homes in Huntington Beach across 20+ years selling real estate in Orange County. This is the math I walk buyers through before we look at a single house.
What a Detached Home Costs by Neighborhood
Huntington Beach is not one price. It is four or five markets stacked from Beach Boulevard to the sand, and the spread between the cheapest and the most expensive detached median is more than $2.7 million.

The Entry Point: Northwest Interior
The area west of Beach Boulevard and north of Warner, zip 92647, is where the detached market starts. The median is $1,250,000, about 23% under the citywide figure, and almost none of it carries an HOA. You are buying 1960s and 1970s tract homes on standard lots, often with original systems, so budget for the house as well as the price.
South Huntington and the Inland Tracts
South Huntington, from Beach Boulevard to Brookhurst and Garfield to the sand, sits right on the citywide median at $1,633,000. The typical band is $1.3 million to $2.1 million, with a top around $2.5 million. This is where most of my buyers who want a yard, a garage, and a bike ride to the beach end up.
Downtown and the Numbered Streets
Detached homes on the numbered streets near Main Street and the Pier had a median of $2,125,000. You pay for walkability, and you wait longer to sell: downtown homes take 31 to 49 days versus 17 citywide, because the buyer pool at that price and lot size is smaller.
Seacliff, Brightwater, and the Harbour
The Seacliff area’s median is $2,876,575. Brightwater, on the Bolsa Chica bluff, is a separate community at $2,750,000. Huntington Harbour splits in two: interior island and mainland lots around $2,040,000, and waterfront homes with a private dock, slip, or clear water view at $3,962,500. Never budget for the Harbour with one number.
Gantry is the man! We’ve bought two houses with Gantry, and if by some terrible luck I’m forced to buy another one, it will for sure be with him. Gantry has always fought for us. Got us the best deal. Made sure to keep the sellers honest. And his customer service is unbeatable.

The Cash You Need at Closing
On a home at the $1,625,000 median, a conventional 20% down payment is $325,000. Buyer closing costs in Orange County typically run 2% to 5% of the price depending on the loan, points, and prepaid taxes and insurance, so plan on roughly $32,000 to $81,000 on top of the down payment. Jumbo lenders often want reserves after closing as well, usually several months of payments.
Escrow in Huntington Beach closes in about 30 days or less once your offer is accepted. Inspections, appraisal, and loan approval all happen inside that window, so have your financing fully underwritten before you write an offer.
What It Costs to Own Once You Close
Property tax in Huntington Beach runs about 1.25% of assessed value effective, which is the 1% base plus local add-ons. On $1,625,000 that is roughly $20,300 a year, and it is higher in the few Mello-Roos communities. You can check any parcel with the City of Huntington Beach and the county assessor before you offer.
HOA dues are the cost most buyers overestimate here. About 87% of detached homes in Huntington Beach have no HOA at all. Where one exists, in gated Seacliff communities, the Harbour islands, or Brightwater, the median fee is about $280 a month. Homes with an HOA sell for more because of where they sit, not because of the HOA.
Homeowners insurance is a real line item near the coast, and salt air shortens the life of roofs, HVAC, and exterior finishes. If the house is 50 years old with original plumbing, the first two years of ownership can cost as much as the closing did.

Is 2026 a Good Time to Buy in Huntington Beach?
The detached market is steady rather than hot. Closings from January 1 through September 10 came in at 580 this year, against 588 in 2025 and 559 in 2024, so volume is flat. The year-to-date median rose about 11% over the same stretch, from $1,475,000 to $1,636,500. Homes sell in a median of 17 days and close at 98.9% of original list price, which means the discount you are hoping to negotiate mostly is not there on a well-priced house.
Where you do find leverage is on the 7% of listings that cancelled and relisted. Those took a median of 118 days and sold at 93.6% of their first asking price. If you can be patient and your agent tracks relists, that is the pool where 2026 buyers are getting real concessions.
I was very satisfied with the group. They gave good advice, got us a good price for our house and closed the deal very well.
