Seacliff Huntington Beach homes guide to gated and golf-course sub-communities

Seacliff Huntington Beach homes: Quick Answer

What are the Seacliff sub-communities in Huntington Beach? Seacliff is a cluster of more than a dozen tracts in ZIP 92648 built around The Huntington Club golf course (formerly SeaCliff Country Club). Three are guard-gated: The Estates at Seacliff, The Peninsula, and SeaCliff on the Greens. The rest are a mix of gated tracts, non-gated single-family tracts, and townhome communities.

The 5 picks below cover what each pocket delivers and which buyer fits where.

Seacliff Huntington Beach Homes: How the Area Is Laid Out

Seacliff sits between Goldenwest Street and the Bolsa Chica wetlands, roughly a mile inland from Pacific Coast Highway, with The Huntington Club golf course in the middle. Locals split it into three bands: Lower Seacliff along Palm Avenue near the golf course, Upper Seacliff up the hill toward Garfield, and Edwards Hill adjacent to Central Park. The Holly-Seacliff tracts are often lumped in as well.

Each tract has its own HOA, its own amenities, and its own pricing. Buyers who search “Seacliff” in the MLS without filtering by tract see everything from 1980s townhomes to newer gated homes above 4,000 square feet, and those are not comparable properties.

Pick 1: The Estates at Seacliff (Guard-Gated)

The Estates at Seacliff is a 24-hour guard-gated community of roughly 169 single-family homes, with four floor plans running from about 2,600 to 3,300 square feet, and many lots back to the golf course.

These are production homes, not custom estates, and that is part of the appeal. You get the guard gate, the golf setting, and a consistent streetscape without custom-build pricing. Recent listings have asked in the low $3 million range. Buyers here want privacy and a posted attendant at the gate.

My boyfriend and I had the pleasure of working with Gantry to purchase our first home. From the very beginning he had our best interest at heart. He quickly had a list of properties for us to browse through based on what we were looking for and what we could afford. Soon after he made himself available for a buyers tour in which we found the home we loved. Gantry was always quick in response to any questions we had and steered us in the right direction to make the best decisions. We never once had a doubt working with him and he kept us at ease during a process that most would deem stressful. I am so thankful we had Gantry in our corner and I highly recommend working with him! Thank you again Gantry!

Pick 2: The Peninsula (Guard-Gated)

The Peninsula is a guard-gated master-planned community in Upper Seacliff with four main tracts, built in the late 1990s and early 2000s. Many homes have golf course views, and sizes vary by tract.

The Peninsula has the lowest HOA dues of the guard-gated Seacliff communities because the amenities are mostly greenbelts rather than pools and clubhouses. This is where I place buyers who want the gate and the square footage without paying for amenities they will not use.

Pick 3: SeaCliff on the Greens (Guard-Gated)

SeaCliff on the Greens is a 24-hour guard-gated master community in Lower Seacliff, built by Cayman Development starting in the mid-1980s and wrapped around the golf course. It is the most misunderstood name in Seacliff because it contains a range of product types, including the Club Series sub-association. Owners belong to both a sub-association and the master association, so dues stack.

In exchange you get community pools, spas, and greenbelts. Townhomes here have recently listed in the low to high $1 million range, which makes this the most accessible way into a guard-gated Seacliff address. It is also where I send downsize buyers who want to stay in Seacliff without a big lot.

Pick 4: The Newer Gated Tracts (Bel Air, Ocean Colony, St. Augustine)

Three smaller gated tracts fill the gap between the guard-gated communities and the original Seacliff neighborhoods. Bel Air (Christopher Homes, approximately 2004–2006) is about 102 attached homes near 2,500 square feet with a pool and spa. Ocean Colony (New Urban West, 2000 to 2001) is roughly 53 detached homes. St. Augustine I and II (Christopher Homes, 1998 to 2000) are gated detached tracts of about 140 homes total.

These are gate-access communities rather than guard-attended, so the dues are lower and the security model is a keypad, not a person. Buyers who want newer construction and a gate at a lower price than The Peninsula usually land here.

Pick 5: Original Seacliff Tracts and Edwards Hill

The original Upper and Lower SeaCliff tracts were built by Lusk, with no gate and modest or no HOA. Nearby non-gated tracts from the 1990s and 2000s include Peninsula Park, Cambria, Crystalaire, and Ocean Pointe, plus The Tides and other communities in the area.

Edwards Hill, adjacent to Central Park, is the estate end of non-gated Seacliff, with larger custom and semi-custom homes and lots. The Holly-Seacliff tracts (The Bluffs and The Boardwalk) offer newer construction. Special assessments vary by tract, so read the tax bill before you write an offer.

Seacliff Huntington Beach Homes: Golf and Walkability

The golf course is The Huntington Club, renamed and extensively renovated after its years as SeaCliff Country Club. It is a private club with its own membership process and dues. Living in Seacliff does not include membership, and golf course frontage is a property feature, not a club benefit.

Walkability is strongest in Lower Seacliff, where SeaCliff on the Greens and the original tracts sit close to the Seacliff Village shopping center and Palm Avenue. The Peninsula and Edwards Hill are more car-oriented by design.

Seacliff Huntington Beach Homes: What I Tell Buyers

Before you tour, decide whether a guard gate, golf course views, newer construction, or lot size is your top priority. The tract follows from that answer, and then I match the inventory.

  • Guard gate with golf frontage: The Estates at Seacliff
  • Guard gate with the most square footage: The Peninsula
  • Guard gate at the lowest entry price, or downsizing: SeaCliff on the Greens
  • Newer construction behind a gate: Bel Air, Ocean Colony, or St. Augustine
  • Standard lots, no gate, or estate-size lots: original Seacliff tracts or Edwards Hill

Questions Clients Ask About Seacliff Huntington Beach homes

Are all Seacliff Huntington Beach homes inside a gated community?

No. Three Seacliff communities are 24-hour guard-gated: The Estates at Seacliff, The Peninsula, and SeaCliff on the Greens. Ocean Colony is also 24-hour guard-gated. Bel Air and St. Augustine have keypad gates without an attendant. The original Upper and Lower SeaCliff tracts, Edwards Hill, and most of the 1990s tracts are not gated.

Do Seacliff Huntington Beach homes come with golf-course access?

No. The Huntington Club (formerly SeaCliff Country Club) is a private club with its own membership process and dues. Golf course frontage is a property feature; club access is a separate decision.

What is the least expensive way to buy into a guard-gated Seacliff community?

The Club Series townhomes inside SeaCliff on the Greens. They have recently listed in the low to high $1 million range, and the guard gate, pools, and greenbelts come with the master association.

How do Seacliff Huntington Beach homes compare to oceanfront luxury?

Seacliff offers larger lots, planned-community amenities, and a lower price per square foot than oceanfront. Oceanfront Pacific Coast Highway homes carry a significant ocean-view premium and tighter inventory. Seacliff buyers often choose the trade-off intentionally for space, gates, and quieter streets.

I had the pleasure recently of working with Gantry Wilson on the sale of our family home in Huntington Harbour. Gantry was professional, thoughtful, detail oriented, and instrumental in the preparation of the house prior to listing. Our home sold within 48 hrs for over the asking price, something we hadn’t seen in the market since Spring 2022.
